Airbnb changes in 2026: what villa and guesthouse owners should do

The Airbnb changes in 2026 that matter to villa and guesthouse owners, each dated from Airbnb's own pages, with what to do and a short action plan.

Did your Airbnb payout per night drop this month, even though you changed nothing? Airbnb host changes in 2026 are the updates that change how hosts price, set rules and manage listings. The big ones for owners are a single service fee paid by hosts, a new house rules policy for reservations booked on or after 20 November 2026, and new host tools Airbnb has announced for later this fall.

Airbnb also launched many guest features this year. Most do not need any action from you. This guide skips them and focuses on what changes your payout, your listing or your daily work. Each change is dated and comes from Airbnb's own newsroom or Resource Center, checked on 22 October 2026.

Change 1: one service fee, paid by hosts

In its Resource Center article on service fees (opens in new tab) (29 July 2026, updated 13 October), Airbnb says it is combining host and guest fees into one fee. Hosts pay it. As of October 2026, Airbnb states the fee as 15.5%, based on its global average service fees. Exceptions apply. Airbnb says listings in Brazil and Mexico stay at 16%.

The key date is 13 October. Airbnb says hosts using property management software who had not yet switched were moved to the single fee that day.

Why it matters. Airbnb says that if you did not adjust your prices, your prices and payouts per night are now lower. Guests now see the price you set. The fee comes out of your side.

What to do. Check your nightly price on Airbnb against the payout you want. Then check discounts and promotions too. Airbnb asks hosts to double-check that prices look right on the software and platforms they use.

Here is a quick example with made-up numbers. Imagine you want Rp2,000,000 to reach you for one night. With a 15.5% host fee, the nightly price must be about Rp2,367,000. If you leave it at Rp2,000,000, you now get about Rp1,690,000. That gap repeats on every night you sell. Our Airbnb pricing strategy guide (opens in new tab) explains how to set a nightly price you can live with.

We cover the full fee maths, including cleaning fees and taxes, in our Airbnb host fees guide (opens in new tab), so we will not repeat it here.

Change 2: a new way to set house rules

Airbnb's house rules article (opens in new tab) (20 October 2026) says you now choose from 7 standard rules, plus reasonable requests, in one place in the Listing editor. Checkout instructions no longer sit in a separate tab.

The 7 standard rule areas are:

  1. Maximum overnight guests
  2. Quiet hours
  3. Events
  4. Pets
  5. Smoking, including vaping
  6. Commercial photography and filming
  7. Lock up at checkout

Airbnb also says house rules now show more clearly on your listing before guests book. Guests can read them in their Trips tab and in reminders. You can also send them as a quick reply.

Change 3: the house rules policy for bookings from 20 November

This is the change with a deadline. Airbnb says all requests must be "reasonable" under its new house rules policy (opens in new tab), which applies to all reservations booked on or after 20 November 2026. The date that counts is when the guest books, not when they stay.

Airbnb's own examples:

  • Dishes. Do not ask guests to wash and put away dishes. You can ask them to put used dishes in the sink.
  • Laundry. Do not ask guests to strip beds or start laundry. You can ask them to gather used towels.
  • Trash. Do not ask guests to take rubbish off-site. You can ask them to sort it into indoor bins.
  • Utilities. Do not ask guests to avoid a listed amenity, such as air conditioning. You can ask them to turn it off when they leave.

Airbnb says requests that break the policy will be highlighted in the Listing editor. You will get an email with tips, and you can appeal. If an issue stays unresolved, guests may see an alert such as "includes cleaning requests".

Contracts. Airbnb says contracts are only allowed for a few reasons, such as legal requirements or rental agreements for monthly stays. Allowed contracts must be uploaded under Contracts in your listing settings.

One place for rules. Airbnb says all rules should be in the House rules and requests section. Do not add new rules in messages or on signs. Reminders of rules already on your listing are fine.

Why it matters for a villa. Many villa checkout notes ask guests to start the dishwasher, strip beds or take rubbish out. Under the new policy, those become your cleaning team's job. Our Airbnb house rules guide (opens in new tab) helps you rewrite them.

Example: rewriting a Bali villa checkout note

This is a hypothetical example, not a real listing. Imagine a 3-bedroom villa in Canggu. Its old checkout note has five lines. Here is how each line could change under Airbnb's examples.

Old requestProblem under the new policyAllowed version
Please strip the beds and put sheets in the machineAsks for laundryPlease leave used towels in the bathroom basket
Wash and put away all dishesAsks for dishwashingPlease put used dishes in the sink
Take rubbish to the bins on the main roadAsks to take rubbish off-sitePlease put rubbish in the kitchen bins
Do not use the AC during the dayStops use of a listed amenityPlease turn off the AC when you leave the villa
Lock the gate and leave the key in the boxFineKeep it, under "Lock up at checkout"

Now the cleaning team has more to do on each changeover. Stripping 3 beds and washing dishes takes time. Look at how long your gap between checkout and check-in is. If it is short, you may need one more person on busy days. Our Airbnb cleaning guide (opens in new tab) helps you plan each changeover step. If you pay an outside team, our guide to Airbnb cleaning services (opens in new tab) explains what to agree with them.

Also check your messages. Many villas send a WhatsApp note the day before checkout. If that note still asks guests to strip beds, it breaks the "one place for rules" point. Our pre-arrival message template (opens in new tab) shows a friendly way to write guest messages.

Change 4: new host tools coming later this fall

In its 2026 fall update (opens in new tab) (30 September 2026), Airbnb announced host tools for "later this fall":

  • Multi-listing calendar. Update prices, availability, cancellation policies or discounts across all or some listings at once.
  • 3D floor plans. Guests can see the layout before they book.
  • Dynamic pricing. Airbnb suggests a price range. With one tap, nightly prices adjust to demand and supply. You can change the range any time.
  • AI earnings dashboard insights. Summaries of your performance and suggested actions.

What to do. Nothing yet. This is an announcement, not a launch date, and Airbnb has not said when each account gets the tools. When they arrive, keep prices managed in one system. If you set prices in a PMS or channel manager, turning on Airbnb's dynamic pricing too could mean two systems changing the same price. Our Airbnb channel manager guide (opens in new tab) explains how prices flow from one system to Airbnb.

Change 5: hotels on Airbnb

In its 2026 Summer Release (opens in new tab) (20 May 2026), Airbnb said guests can find boutique and independent hotels in 20 top destinations, with more cities to come. If you run a small hotel, our guide on whether hotels should list on Airbnb (opens in new tab) covers the basics.

Step by step: your Airbnb 2026 update

  1. Check your payout. Open one listing. Compare the nightly price with what you earn after the fee.
  2. Fix prices where needed. Change them where you manage prices, then check the result on Airbnb.
  3. Check discounts. Weekly, monthly and promotion prices should still look right.
  4. Open the Listing editor. Set your 7 standard rules.
  5. Rewrite requests. Remove chores Airbnb lists as not allowed. Keep the allowed versions.
  6. Check contracts. Keep only allowed ones, uploaded under Contracts.
  7. Clean up messages and signs. Move any rules into the listing.
  8. Brief your team. Tell cleaners what guests no longer do, such as stripping beds.
  9. Set a reminder for 20 November. Look for highlights in the Listing editor.

Common mistakes after the 2026 changes

  • Checking only one date. Weekends, long stays and high season can have different prices. Check a few dates, not just tonight.
  • Fixing prices in two places. You change the price on Airbnb, then your channel manager sends the old price again. Change prices where you manage them.
  • Forgetting discounts. A weekly or monthly discount on top of a lower payout can cut more than you expect. Check each discount after the fee switch.
  • Leaving old rules on signs. A laminated note in the kitchen that says "please wash the dishes" still counts as a rule. Take it down.
  • Not telling the cleaners. If guests no longer strip beds, the cleaners need that time added to their day.
  • Turning on every new tool at once. Try one new Airbnb tool at a time, so you know what changed your results.

How Kiyo helps with Airbnb sync and calendars

Kiyo cannot change Airbnb's fees or policies. It keeps your Airbnb calendar and prices in step with your other channels while you adjust to them.

  • One calendar for Airbnb and 75+ OTAs. Airbnb bookings land in the same Kiyo calendar as bookings from your other channels. When one comes in, Kiyo sends the new availability to the rest, so those dates close elsewhere.
  • Prices after the fee change. You raise prices in Kiyo's rate calendar and send them with Push to OTAs and confirm. Then open the listing and check the price Airbnb shows guests, discounts included.
  • An Airbnb tab for mapped listings. Kiyo's Bookings page has a separate Airbnb workspace for listing settings, pricing, availability, promotions and guest requests.
  • Airbnb messages in one inbox. On Pro and higher plans, Airbnb messages sit in the unified inbox with WhatsApp and Booking.com. A reminder can go from there, as long as it repeats rules already on your listing.

How setup works for Airbnb

The Kiyo team sets up Airbnb and your other channels with you. You connect Airbnb by signing in to your Airbnb account from the setup screen. Then each Airbnb listing is matched to a room type and one rate plan in Kiyo, so its bookings land on the right room. Bookings taken by WhatsApp or phone still need entering straight away, or Airbnb cannot see that the dates are gone. Each property gets its own WhatsApp group with the Kiyo team, and support is in Bahasa Indonesia.

Kiyo costs from Rp40k per room per month (opens in new tab), and the channel manager that keeps Airbnb in step is on every plan.

Free setup. Pay from go-live, and if Kiyo isn't right for you in the first 14 days, we refund you in full.
