Kiyo is a property management system for independent hotels, villas, guesthouses and hostels. It connects bookings, channels, payments, guest communication and daily work around the same property and stay.
Is Kiyo generally available today?
Kiyo is in a pre-launch waitlist phase. When your property is invited, Kiyo will confirm the available plan, exact price, onboarding and support before you decide.
Can I see Kiyo before deciding?
Yes. Open the realistic desktop demo or talk with Kiyo for a walkthrough using a property like yours. The demo does not save changes.
What should I prepare for setup?
Prepare your property details, room types, rate plans, current booking channels and the teammates who need access. Kiyo will confirm which connections are available for your property before setup. Use the real-week PMS test checklist.
How long does setup take?
Core setup usually takes 1 to 2 hours, depending on the property, room types and channel connections. Enabling WhatsApp, email and staff access can take about another 2 hours.
Which booking channels can I connect?
Kiyo can send availability, rates and stay rules to supported, active and mapped channel connections. Provider failures or retries can still occur, so channel health and exception handling remain important.
Does a channel manager remove every double-booking risk?
No channel manager can remove every risk. Kiyo reduces manual updates and keeps connected inventory together, but provider delays, mapping problems and simultaneous bookings can still create exceptions that need attention.
Which OTA messages can I answer in Kiyo?
Two-way OTA replies currently cover Booking.com, Airbnb and Expedia. Other OTA conversations may still need to be answered in the channel extranet.
Which direct communication channels can I connect?
WhatsApp Business, Outlook, Instagram, Messenger and Telegram are available after the required property account, mailbox or bot setup. Gmail, TikTok and Slack remain on the roadmap.
Can guests manage their own stay?
An eligible Kiyo guest portal can show stay details, arrival information, configured requests and allowed booking changes. What a guest can do depends on property settings, booking status, payment differences and cancellation rules.
What can I ask Kiyo AI?
Ask about bookings, revenue, occupancy, guests, reviews and channel performance using data available in your Kiyo workspace.
Does Kiyo AI make changes automatically?
No. Kiyo AI is advisory. It explains available data and suggests what to examine, while your team decides what action to take.
Which payment methods are supported?
Supported methods can include QRIS, cards, e-wallets and virtual accounts. Availability depends on the property market, merchant activation and the payment methods enabled for that account.
Can every teammate see everything?
No. Roles and permissions control which workspace areas each teammate can open. Financial access should be limited to the people who need it.
How is account access protected?
Kiyo supports role-based access and two-factor authentication. Selected eligible audit events may be recorded on a best-effort basis, so operators should still review access and remove users who no longer need it.
