Booking.com Genius is a programme where your property gives a discount to Booking.com's loyalty members. These members are called Genius guests. In return, Booking.com gives your property extra visibility, a Genius badge and a place in Genius marketing. You pay for the discount yourself. Booking.com does not fund it.

So Genius is a trade. You sell some nights for less, and hope to sell more nights in total. This guide explains how it works from the owner's side. It covers who can join, the three discount levels, the trade-offs, and how to check the numbers. Every rule comes from Booking.com's own partner pages, checked on 24 October 2026.

What is Booking.com Genius for properties?

For travellers, Genius is a loyalty programme. For you, it is a marketing programme. Booking.com's Genius help page (opens in new tab) says joining gives you:

  • Genius branding. A Genius badge on your property.
  • Filter matching. Guests who filter for Genius deals can find you.
  • Targeted marketing. Booking.com includes you in its Genius campaigns.

You manage all of this in the extranet. If you are new to it, our Booking.com extranet guide (opens in new tab) covers the basics.

As of October 2026, Booking.com says a 10% discount applies automatically when you join. It goes on your least expensive room type and your most popular room type. If your cheapest room is also your best seller, it applies only to that one.

You can then choose to add more. You can offer higher discounts to higher Genius levels. You can also add Genius value-adds, such as free breakfast or a room upgrade.

Who pays for the Genius discount?

You do. Booking.com's help page says the standard Genius discount is funded by the accommodation partner. Booking.com may run separate campaigns at times. Those are announced separately.

Can guests see the discount without signing in?

Genius members see your Genius rate when they are signed in. Booking.com says that for properties in APAC and EMEA, guests can also see the 10% Genius discount while signed out. APAC means Asia-Pacific, which includes Indonesia. EMEA means Europe, the Middle East and Africa.

The three Genius levels, from your side

Booking.com's French Genius guide for partners (opens in new tab) and its help page describe three levels. The discounts and pause days below are Booking.com's figures as of October 2026. Booking.com decides which guests reach Level 2 and Level 3. Its partner pages do not give that rule, so check the details in your own extranet.

LevelWho sees the discountDiscount you can offerPause allowance per year
Genius Level 1Genius guests at Level 1, 2 and 310%10% discount: up to 30 days
Genius Level 2Genius guests at Level 2 and 315% (optional)Extra 30 days, for the 15% discount only
Genius Level 3Genius guests at Level 320% (optional)Extra 60 days, for the 15% and 20% discounts only

Level 1 is the base. Every Genius property gives it. Levels 2 and 3 are optional extras. You choose whether to offer them.

Who qualifies for Genius?

You must meet all of these rules. They come from Booking.com's help page, checked 24 October 2026.

  1. At least three guest reviews.
  2. A guest review score of at least 7.5 out of 10. This is Booking.com's minimum as of October 2026. Recent reviews count the most.
  3. Prices that match, where your country requires it. Booking.com applies this only in wide or narrow parity countries. It does not apply in no parity countries, such as the European Economic Area.

Parity means a rule about price matching across channels. Check yours in your General Delivery Terms (GDTs) in the extranet. You must keep meeting these rules to stay in Genius.

What are the trade-offs?

What you give:

  • A discount on some nights, paid from your own revenue.
  • Less control over price on those room types, unless you pause the discount.
  • In parity countries, less freedom to price lower elsewhere.

What you get:

  • Extra visibility: badge, filters and Genius campaigns.
  • Access to Genius guests. Booking.com says these are often returning travellers.

The real question is the same as for any discount. Do the extra bookings cover the discount you give on bookings you would have got anyway? A guest who would have paid full price now pays 10% less. You need enough new guests to make up for that.

That is why season matters. In peak weeks, a full villa gains little from a discount. In quiet weeks, a discount can fill nights that would stay empty.

A Bali example: the Genius sums for a 5-room guesthouse

This is a made-up example to show the sums. The property and the room rate are not real, so use your own numbers.

Imagine a 5-room guesthouse in Canggu. Its standard room sells on Booking.com for Rp1 million a night. With Genius Level 1, a Genius guest pays Rp900k. So each Genius night costs the owner Rp100k in discount, before commission.

The break-even sum. Say 10 Genius nights in one month come from guests who would have booked anyway. That is Rp1 million in discount. To cover it, Genius must bring a little more than one extra night that would have stayed empty, because each new Genius night earns Rp900k. Your real share of Genius bookings is in the Your Genius report.

By season. In weeks the owner expects to be full, more visibility cannot add nights, so the discount is only a cost. Those dates go on the pause list. In quiet weeks there are empty nights to fill, so the discount has a chance to pay. Our guide to last-minute hotel rates (opens in new tab) covers other ways to fill gaps close to the date.

Keeping the base rate right. The 10% Genius discount comes off the rate you set for Booking.com. If the base rate is wrong, the Genius rate is wrong too. Kiyo is priced from Rp40k per room per month (opens in new tab) plus a base fee. For the 5-room guesthouse above, that comes to Rp350k a month on Starter (Rp200k for rooms plus Rp150k base) or Rp625k on Pro (Rp375k plus Rp250k). Paid yearly, Pro drops to Rp500k a month, because the 20% saving applies to the whole monthly price. The pricing page (opens in new tab) has other room counts.

How to measure what Genius brings in

Use your own numbers. We use no made-up figures.

  1. Find your Genius share. In the extranet, look at how many of your Booking.com bookings are Genius bookings.
  2. Work out the discount cost. Add up the discount you gave on those bookings in one month.
  3. Estimate the extra bookings. Compare Booking.com room-nights with the same month last year, or with a period before you joined.
  4. Compare. If the extra net revenue is bigger than the discount cost, Genius paid that month.
  5. Repeat by season. Do this for a low month and a high month. The answer often differs.

Booking.com offers a Your Genius report in the extranet. It tracks bookings, room-nights and revenue. It also shows guest behaviour such as cancellation rate, length of stay and booking window. Our guide to hotel booking lead time (opens in new tab) explains how to read the booking window.

Step by step: join, tune and review Genius

These steps follow Booking.com's help page. Menu names may change.

  1. Check eligibility. Sign in to the extranet. Click Boost performance, then Genius partner program.
  2. Join. If you are eligible, click Try Genius now. Review the set-up, then click Activate Genius.
  3. Check which rooms got the 10%. It applies to your cheapest and most popular room types.
  4. Decide on extras. Choose whether to add 15% or 20% for higher levels, or value-adds like breakfast.
  5. Plan your pause days. Pick peak dates now. In the extranet, click Suspend your discount, choose dates and save. Days do not have to be in a row.
  6. Watch other promotions. Genius can combine with other eligible promotions. Booking.com says up to three discounts can stack, with only the highest from each category applying. Check the final price a guest sees. Our guide on why room prices differ across OTAs (opens in new tab) shows where gaps come from.
  7. Review each season. Use the Your Genius report and your own revenue by channel.

Before you leave Genius

You can leave at any time, with immediate effect, under Manage your discount, then Quit Genius program. As of October 2026, Booking.com says that after you leave, you may only be able to rejoin after six months. Use pause days first if you only want a break.

Mistakes to avoid

  • Stacking discounts by accident. Genius plus a seasonal deal plus a mobile rate can add up fast. Check the final guest price.
  • Forgetting pause days. They are your tool for peak weeks.
  • Judging on bookings only. Compare net revenue, not just room-nights.
  • Leaving in a hurry. The six-month wait makes a quick exit costly. Pause first.
  • Changing base rates in two places. If a channel manager sends your rates, change them there, not by hand in the extranet. Booking.com's connectivity provider page (opens in new tab) lists rates and availability among the things a provider can manage.
  • Adding Level 2 and 3 discounts on day one. Run Level 1 for a season first, so you can see what the base 10% does before you give more.

Keeping the base under Genius right, from one place in Kiyo

Kiyo does not switch Genius on, set Genius discounts or pause days, and it does not sync Genius. All of that stays in the Booking.com extranet. But the Genius discount comes off the rates you set for Booking.com, and with Kiyo connected, those rates come from Kiyo. Kiyo connects to 75+ OTAs, and our Booking.com channel manager guide (opens in new tab) explains how the connection works.

  • Base rates by season. In the rate calendar you set base rates per date, or in bulk for a whole season, so the price Genius discounts from matches your plan for low and high months.
  • Rate plans. Rate plans such as room only or with breakfast are set up in Kiyo and mapped to their Booking.com rates. Which rooms and rates get the Genius discount is chosen in the extranet.
  • Busy dates. Minimum stay, close to arrival, close to departure and stop sell work on every connected channel at once, next to any Genius pause days you set in the extranet.
  • No surprise changes. Rate and restriction changes reach Booking.com only when you press Push to OTAs and confirm, so you can check a season before it goes out.
  • The result. Bookings from Genius guests come in like any other Booking.com booking. The revenue dashboard's Channels view shows gross, commission, net and booking count for any period. Use it to compare a low month and a high month.

We set it up with you.

Getting Kiyo ready before you join Genius

  1. Rooms and rate plans. We enter your room types and rate plans into Kiyo together and match each one to its Booking.com room and rate.
  2. A base-rate check. We go through your calendar with you for the coming months, so Booking.com gets the base rates you expect before Genius takes its 10% off.
  3. A test push. You click Push to OTAs, then open your Booking.com listing to see the price a guest sees.
  4. Ongoing help. Questions go to your property's WhatsApp group with the Kiyo team. In Bali we can come to you; elsewhere we use a video call.

Free setup. Pay from go-live, and if Kiyo isn't right for you in the first 14 days, we refund you in full.
